Posted by 'Secret Ranger' on not606 ________________________________________ Training ground update Letter sent to teams that use warren farm facilities
"Firstly can I just briefly clarify the position with regards to Warren Farm and QPR. The site has not been sold to QPR. QPR have been offered a long lease on the site aligned to a development agreement that ensures that part of the site will be developed and opened for community use. The Council retains legal powers through the lease to ensure that the community benefits are adhered to. We have been very much involved in this process and delighted with the plans to significantly enhance the community football provision at Warren Farm. Indeed plans are being progressed to put in place a community representative steering group for the site for which football will be represented and I would welcome discussions with you on how best to represent the adult football needs on the site.
We fully recognise that there will be a period of time that the site will be closed whilst the significant improvements are made to the site and alternative arrangements are necessary.
Currently, The management at Warren Farm has been taken over this season by Enterprise. The company have a representative in the council offices in the same department as sports development and have been assured that are communicating on a regular basis. The policy on Warren Farm is to offer all current users availability until October 2012 at which point the site will close for development in line with the plans that have been discussed with us.
This has always been the target date however it may well be that the October date will be extended as there is a possible delay in the build start date. However we fully recognise that as a club and league you would be reluctant to take on a short term hire as it is bound to cause problems."

Excellent, so if all goes to plan. We will be in a leased training ground and a multi purpose stadium we do not own. Great times ahead. Mind you, who actually owns Loftus Road? Perhaps then, reading that back, nothing actually changes, it simply improves.... hopefully.

It's a 200 year lease, somehow I don't think that's going to cause us a problem.
As to the stadium, we haven't had control of Loftus Rd since the club signed up to the Panama loan.

I couldn't agree with you more on your first point. For a long term leasehold 200 years is more than sufficient to ensure a long term future for the training ground, without having to pay the full purchase price for the land. On the Stadium point, I'd argue that as we met our repayment schedule with the ABC Corporation, we retained full control and ownership of the ground and is wasn't until Amuyla separated the club from the ground that we lost control. It was when Beard described us as tenants in our future stadium that we found out that under the present plan we will lose ownership of our ground.

If we have the 200 year lease it's time we got on with building it then isn't it. Beard says we're building, whenever I see him but as yet we are not. Also good to know that councils never change or change tenancy agreements eh!

Amulya paid the debt off and have owned the ground since then. Like I said before, we've never had any control over our future whatsoever since David Davies signed off on that incredible loan.

Surly amula only paid off the debt against LR which was over 50% less than the grounds value, and as the default was not incured then amula own less than 50% of loftus road?

QPR OFFICIAL
World-renowned designers helping to create a state-of-the-art training facility for QPR ...
Populous have great experience in this field and are the perfect fit for us" Philip Beard QPR HAVE appointed world-renowned sports architects Populous to design a bespoke, state-of-the-art training facility and community sports hub at the Warren Farm site in Ealing.
Populous have designed some of the most iconic buildings for professional and elite sports around the world including Arsenal’s Emirates Stadium, Wembley Stadium, The New York Yankees Stadium and Olympic Stadia for Sydney 2000, London 2012 and Sochi 2014.
Substantial work has already been undertaken and now the final touches are being added to a comprehensive and detailed design process.
QPR CEO Philip Beard said: “It is fantastic to have Populous on board.
“Having secured Warren Farm, we wanted to work with the best people in the industry to develop a training ground which will benefit not only the first team, but also the academy and the local community.
“Populous have great experience in this field and are the perfect fit for us.
“Over the summer, a great amount of renovation has taken place at our current training ground at Harlington which has reduced the urgency for us to move to a new site.
“We are working very closely with Ealing Council and are very excited about what we can create. It is our intention to have a fully operational training facility in place ahead of the 2014/15 season.”
Christopher Lee, Senior Principal at Populous, said: “We are excited to be designing the new training complex for QPR.
“The club have an incredible history and a clear vision of where they are going; the new training complex will become the foundation on which the club’s future is built.
“The new QPR training complex draws on our experience designing elite athlete training facilities around the world, to create an unparalleled centre of excellence for QPR’s first team and academy, set alongside local community sports.”

Surly amula only paid off the debt against LR which was over 50% less than the grounds value, and as the default was not incured then amula own less than 50% of loftus road? You have half of your mortgage left to pay but can't afford it and face homelessness. A friend comes in and pays it off. He now owns the whole of your house, not the half he paid for.
